Mock up

We all know lots of new homes are being built locally but its less common to hear about the new state-of-the-art office blocks.

At SiGNAL we are all about bringing you the local business opportunities as they happen so if you are a small business here’s something hot off the press for you and it’s happening this Autumn!

If you are a local business you’ll be familiar with The Shed ground floor concourse. Open since May 2021 the space is usually bustling with customers visiting the bar or the theatre, the barber, the sweet shop, the gift shops, or the many enticing street food outlets. There is also a busy Cycle Shop ‘Cycle Sphere’ facing out from The Shed into the Town Square.

If you’ve looked up inside The Shed recently you may also have noticed an intriguing mezzanine level perched high above all this activity.

Spanning around 2,500 square feet the Mezzanine level was left empty and undeveloped in the first year of the Shed’s trading while the space found its feet, commercially. Only the security and maintenance office and a few storage units for the traders downstairs currently grace the space.

Now plans have been approved to turn the whole Mezzanine level into an upmarket extension of the nearby SIGNAL Village with a selection of small self-contained offices to support the growing number of small businesses in the town centre.

Local commercial fit-out experts Parogon have been given the design brief and will be working with SiGNAL and WBRC to provide thoughtfully designed and productive spaces which will have access to break-out areas, meeting space, and a small kitchen.

All offices will have a view out over the Mezzanine, some will also boast a view across to the town park.

The space will be given over to 13 small self-contained offices starting at £350.00 + VAT PCM for a two-person office. Fit-out is scheduled to begin in September 2022 and the private offices are expected to be ready to move into before the end of the year.

Our founder Emma Selby says ‘We are really pleased that our proposal for a business village in the mezzanine space at the Shed has been accepted. Since the Pandemic there has been a sharp upwards swing in demand for very small self-contained spaces for two reasons:

An increase in the number of start-ups and the fact that most businesses are not bringing their whole team into the office every day of the week.

The need we are seeing is for a workspace that allows one or two people at a desk, some quiet private space for Zoom calls, and somewhere to meet clients. The Mezzanine at the Shed will provide a number of these offices in a really attractive town centre location. Our tenants and their visitors will also provide extra footfall during the working day which will benefit the traders in the Shed. It’s a win-win!

Over half of these offices have already been reserved by SIGNAL customers. If you’d like to register your interest in one of the others please call the SiGNAL office on 01420 556335 - I’d say don’t leave it too long!
